Quick answers before you start

What comes first in a Golden Visa enquiry?

Identify the proposed eligibility category and the evidence supporting it. Review the investment, employment or other qualifying basis against that route before preparing an application or planning the associated residence steps.

Is owning a UAE company enough to establish eligibility?

No. A trade licence alone does not establish Golden Visa eligibility. The proposed investor or entrepreneur category has its own conditions and evidence, which need assessment against the applicant's actual circumstances.

A category evidence brief

Connect the proposed investor, professional, entrepreneur or other route to the records supporting that assessment.

An applicant document file

Organise identification, current status and relevant employment, investment or achievement evidence for review.

A residence completion plan

Identify linked insurance, medical, identity and family steps, with issued records checked at handover.

The competent authority determines eligibility and approval. An investment requirement is distinct from application fees; family applications need their own assessment.

Prepare with a clear checklist

Documents required for a Golden Visa assessment

The final checklist depends on the category and authority. Prepare the common identification records, then add evidence relevant to the chosen route.

2 preparation items

Applicant and current status

Provide the passport and any current residence or Emirates ID details. Confirm location and current status so the sequence of application steps can be reviewed.
Prepare applicable health-insurance evidence and details of family members to be included. Relationship documents and their authentication are reviewed separately.
3 preparation items

Category-specific evidence

For a professional route, gather the employment contract, work-permit or occupational information, salary evidence and academic qualification records required by the authority.
For an investor route, prepare the relevant title, bank or company records. Dubai company-investor requirements can include a certified financial report, licence and ownership information.
For categories based on talent, entrepreneurship or professional distinction, organise the competent-body endorsement and evidence required for that particular assessment.

Do not obtain a generic valuation, translation or endorsement until its required issuer and format have been confirmed.

A category-specific evidence brief and clear next application steps

Services / The essentials

Choose a Golden Visa category your evidence can support

We help prepare Golden Visa applications around a qualifying category and evidence that matches it. Investors, skilled professionals, entrepreneurs and exceptional talents do not all use the same checklist. The most useful first step is to identify the strongest applicable route, the relevant emirate and authority, and any evidence that must be obtained before an application can be assessed.

Company ownership or a job title alone does not establish eligibility. Depending on the category, the application may need investment records, employment evidence, qualifications or a competent-body nomination. If a Golden Visa category does not fit the available evidence, compare the other UAE residence routes before spending money on a supporting-document pack.

A closer look

Golden Visa eligibility and preparation decisions

Review the category before ordering supporting documents or changing residence arrangements.

01

Is an AED 30,000 salary enough for the professional route?

The salary figure is one condition, not a complete eligibility test. ICP’s specialised-professional guidance also identifies valid employment, occupational level one or two, a bachelor’s degree or equivalent, and health insurance. Build an evidence matrix against every condition, then confirm the issuing authority’s treatment of salary components and qualifications before proceeding. This professional route should not be used as a checklist for property investors, entrepreneurs or other categories. If a key condition is unsupported, review the appropriate alternative residence route. Source: ICP — Golden Residency category requirements.

02

Prepare evidence for the investment or professional route

Evidence should establish the applicant’s position clearly. An investor may need ownership and financial records; a professional may need employment and qualification evidence; a talent application may depend on endorsement. For Dubai investor applications, GDRFA lists different documents for company investment, bank deposits and real estate. Select the evidence for the actual category instead of using a single generic bundle. Where qualification or civil-status records come from abroad, confirm the required document attestation route before arranging originals or translations. 03

Plan residence status and family applications

Plan the application around existing residence status, location and family needs. Category assessment or nomination, where applicable, comes before later residence and identity steps. Any change from an existing residence arrangement should be coordinated with the relevant authority process. Keep family applications visible as connected work with their own identity and relationship evidence. The residence application guide explains why current sponsor and status records matter when planning the sequence.

The work, step by step

From eligibility assessment to issued residence

Prepare the category evidence first, then coordinate the linked residence and identity stages in the appropriate order.

  1. 01

    Assess the qualifying route

Review the applicant’s circumstances against the selected category and authority guidance. Identify evidence gaps and any conditions that need specialist or authority confirmation.

  2. 02

    Prepare the eligibility evidence

Collect the required identity, employment, investment or nomination records. Check consistency and arrange relevant translation or attestation before submission.

  3. 03

    Coordinate the application

Prepare the category application or nomination stage where applicable and track the authority’s requests for further information through the appropriate channel.

  4. 04

    Complete residence and identity stages

Coordinate the required medical, status and identity procedures in the order applicable to the applicant. Confirm appointment and attendance requirements before making travel plans.

  5. 05

    Handover the issued records

Check the issued details, retain the application references and plan connected family applications or updates to employment and other records.

Plan your budget

Golden Visa costs and application components

The total depends on the category, emirate, current residence status and the number of applicants. An investment requirement is different from an application fee.

Cost components and what each covers
Cost componentWhat to account for
Eligibility review and coordinationThe service scope should state the route assessment, document preparation, application stages and follow-up included in the proposal.
Authority and residence chargesApplication, residence and any status-related charges depend on the selected route and the applicant’s circumstances.
Medical, identity and insuranceRelevant medical screening, Emirates ID procedures and insurance should be identified as distinct components for each applicant.
Evidence preparationValuations, professional reports, qualification verification, translation and attestation may add costs for particular categories.
Family applicationsDependants require separate applications and supporting work where included, with the applicable charges shown by person or service.

Know what happens when

Eligibility and residence stages

The complete journey depends on the category evidence and connected residence procedures, rather than the application form alone.

Before submission

Eligibility evidence

Employer letters, qualifications, investment records or endorsements can take time to obtain from their issuing organisations.

Authority review

Category or authority assessment

The relevant body assesses the application and may seek further evidence. A nomination or initial acceptance is not the completed residence permit.

After the required acceptance

Residence and identity completion

Medical and identity procedures, current residence status and applicant availability determine the remaining sequence.

Looking ahead

After Golden Visa issuance

Long-term residence still benefits from organised records and attention to the conditions of the qualifying route.

Check the issued information

Confirm passport details, names and permit dates, and preserve the digital residence and identity records in an accessible place.

Maintain the qualifying evidence

Keep the documents supporting the residence category and review significant changes to investment, employment or other qualifying circumstances.

Coordinate family and record updates

Track dependants’ documents and update relevant employers, banks or other institutions when they require the new residence or identity details.

UAE Golden Visa questions

Need to discuss your own circumstances?

Does owning a company automatically qualify me?

No. The relevant investor or entrepreneur category has its own conditions and evidence. A trade licence alone is not a complete eligibility assessment.

Can property ownership support a Golden Visa route?

Yes. GDRFA’s Dubai investor guidance includes property investment of at least AED 2 million, with the applicable ownership and supporting-document requirements reviewed for the transaction. Source: GDRFA Dubai: Golden residence for investors.

Is salary alone enough for the professional category?

No. The ICP guidance also identifies employment, occupational classification and qualification conditions. Review the complete category rather than relying only on the salary figure.

Can I apply while outside the UAE?

There are routes for eligible applicants outside the country. The required entry and completion stages depend on the category and authority, so physical attendance and timing should be mapped before travel.

Can family members be included?

ICP describes family-residence options for Golden Residency holders. Each family application still needs the relevant identity, relationship and other required evidence.

Is approval guaranteed after an eligibility review?

No. A review helps identify the suitable category and evidence, while the authority decides the application. Any outstanding condition should be made clear before submission.
