Plan a Dubai South operation around the site, goods and people it needs.
Discuss your plans with an adviser.
Include the licensed activities, physical site, goods movements and staffing. Coordinate company registration with facility readiness and relevant operating permissions so the premises and launch schedule match the actual business.
Compare the Business Hub for its specific office-led setup offering and the wider development for the facilities or sector arrangements the operation needs. Ask which route and premises the proposed licence actually covers.
Describe the facility, goods, activity and team so the required licensing and site permissions can be identified.
Expand a deliverable for the detail.
Describe goods, equipment, loading, storage and staffing so the licence and site can be assessed together.
Organise owner or branch-parent records with the required activity and site-approval information.
Distinguish company licensing from storage or operation permits and separate customs, transport and product permissions.
Firswood provides this service directly. Agree the preparation, submission and follow-up responsibilities in the written proposal, including any required professional authorisation. Authority, regulator, bank and immigration decisions remain with the relevant body.
A facility and licence brief that describes how the business will work
Connect the planned operation with the space, activity and permission questions shown. Check the requirements together before committing.
Read the detailed considerationsDubai South combines business, logistics and aviation environments. Its company formation options should be evaluated alongside the planned operation: where goods move, what space is required, which staff need access and whether specialist approvals apply. An office-led startup and a warehouse operation need different implementation plans. Source: Dubai South: business, logistics and aviation ecosystem.
Dubai South Business Hub forms part of this wider ecosystem. For a straightforward office-based setup, compare that route with the facility requirements of the broader development.
Plan the site and technical permissions around the operation before committing to premises.
Describe the goods, equipment, loading access, storage conditions and daily staffing before selecting premises. Dubai South’s Business Park, logistics and aviation environments serve different uses. The required licence should support the actual operation, and the selected site must be appropriate for it.
Dubai South’s rules distinguish company licensing from arrangements such as an operation permit or a storage permit for eligible non-Dubai South companies. These are not interchangeable ways to incorporate. Establish which business will hold the licence and which permissions relate only to its use of space.
A logistics address does not itself complete customs, transport or product approvals. Map the flow from supplier to warehouse to customer, identifying the importer, transporter and service provider. This also helps test whether the proposed activities and insurance match the commercial contracts. Where Jebel Ali is another possible operating location, compare the Jafza activity and facility plan using the same goods-flow brief.

Prepare the file for the chosen legal form. Personal records, corporate-owner evidence and activity-specific approvals serve different purposes.
Specialist Dubai South projects and permit applications require their own activity and facility checklist.

Have a question about one of these records?
Plan the application and operating launch around the following stages.
Establish whether the project is principally a service office, trading business, logistics operation or specialist facility. Record the premises and approval dependencies that follow.
Compare the appropriate Dubai South company route, Business Hub option or eligible permit arrangement. Confirm the legal status of the chosen site and the role of each authority involved.
Collect owner or parent records and develop the business description. Start technical submissions early where facility use or a regulated activity will drive approval.
Lodge the agreed activity and legal-form application. Answer authority questions and obtain required external consents without treating preliminary acceptance as permission to begin operations.
Sign the accepted documents, pay the agreed charges and finalise the facility commitment. Check that the licence, company records and lease identify the correct business and location.
Arrange relevant immigration, banking, customs, access and technical completion steps. Test the launch checklist against the movement of goods or delivery of services before opening.
Build the proposal around the licensing route, operational footprint, premises and technical clearances. Distinguish initial and recurring charges, professional coordination and any conditional third-party work.
| Cost component | What to account for |
|---|---|
| Company registration and licence | Obtain the authority’s current quotation for the exact legal form and activity. Distinguish the initial registration from annual licensing and additional service charges. |
| Office, warehouse or land | Budget for the appropriate property commitment, deposits and services. Compare usable capacity and permitted use rather than rent alone. |
| Fit-out and technical readiness | A specialised site can require drawings, contractors, utilities and inspections. Confirm who bears each cost and what must be approved before installation. |
| Cargo and operating services | Include logistics, customs-related administration, access and product handling where relevant. These charges follow the operation, not a universal incorporation package. |
| People and continuing administration | Allow for eligible staff services, document preparation, accounting and renewals. Future expansion can also require revised space, activity or technical permissions. |
Any authority promotion or package is subject to its current eligibility, inclusions and renewal terms.
Share your planned activity, owner structure, workspace needs and whether anyone needs residency support.
For Dubai South premises, site readiness may take longer than company registration. Track the lease, fit-out, technical permissions and movement arrangements alongside licensing.
Space suitability, goods characteristics and specialist permissions can be the critical early decisions for a facility-based business.
Ownership verification and the proposed activity must be accepted. A parent company or regulated operation can require additional supporting material.
The lease, fit-out and technical process may have its own dependencies. A licence issue date should not be treated as a guaranteed warehouse opening date.
Complete relevant access, staff, logistics and bank onboarding before relying on the company for a scheduled shipment or customer launch.
Assign responsibility for company records, recurring services and changes when the formation documents are handed over.
Keep lease and activity permissions aligned. Seek approval before changing the use of storage space, introducing new processes or expanding into a different unit.
Retain ownership records, authorisations, contracts and the applicable goods or technical approvals. Assign responsibility for updates rather than leaving records with several separate providers.
Review staff needs, storage demand and licence scope ahead of growth. An additional warehouse or new product category can introduce dependencies beyond simply renewing the company.
Need to discuss your own circumstances?
The Hub is part of the Dubai South ecosystem. Compare the office-led business setup offering with the wider development’s facility and sector requirements, and confirm the current licensing route for your project.
Dubai South’s rules provide for a storage permit for eligible non-Dubai South companies. Its scope is storage use, so confirm conditions rather than assuming it provides a new operating licence.
No. The activity, facility suitability and any product or specialist approvals must correspond to the goods and processes involved. Describe temperature, safety and handling requirements at the outset.
Potentially, subject to availability and approval. Assess the future activity and premises changes before relying on that expansion plan; an office package alone does not reserve a suitable industrial site.
Aviation-related operations can involve specialised permissions and facilities. Establish the exact activity and regulator requirements separately from the company’s registration.
Company approval is one milestone. Premises readiness, required inspections, customs or product arrangements, staff access and bank onboarding can determine the actual operational start.
